Can our resident plumbing expert @Numbernine weigh in here? Need to replace the horizontal portion of this drain. If you look closely you can see the end of a fernco that is connecting what is left of the original galvanized to abs. However the galvanized now has a hole in it that’s peeking outside of the fernco and obviously this has not been a fun adventure of discovery.

It doesn’t look like there is enough room between the cast fitting and the 3xstud to put a hubless joint or even to run a threaded connection to the cast. Any ideas? Probably not a good idea to mess with those studs… thinking of maybe just replacing with galvanized again as it will be easiest fit?
Bald cut the vent and drain, loosen the fernco, pull out the whole tee assembly, copy the whole thing in abs ( or pvc if allowed there) reinstall with no hub couplings.

We just got word that our old house will hit the market this afternoon, with showings starting on Saturday. I’ll have to go shovel the drive and walkways since we’re in the midst of snowpocalypse.

Thanks! Kinda what I figured the correct answer would be, and beyond my comfort area, which is why I have an appt. with a plumber today :)

It bans N.A.R. from establishing any sort of rules that would allow a seller’s agent to set compensation for a buyer’s agent, a practice that critics say has long led to “steering,” in which buyers’ agents direct their clients to pricier homes in a bid to collect a bigger commission check.

And on the online databases used to buy and sell homes, the M.L.S., the settlement requires that any fields displaying broker compensation be eliminated entirely. It also places a blanket ban on the longtime requirement that agents subscribe to multiple listing services in the first place in order to offer or accept compensation for their work."

I somehow missed that. So how do buyer agents get paid? I assume from sellers' agents, but how does that number change over time?

I think buyers can determine what services they want from a buyer's agent and negotiate the price. Also, buyer's can opt out of using an agent all together.

This needs to be banned? In other industries, they just call it upselling

Steering is misleading here. Agents might steer customers to houses where they get a higher percentage commission but certainly happens in other industries too.

First company that came out gave me a $2400 estimate! I told them they must have thought this was the Booth residence and to kick rocks. I called a local guy and he and his apprentice got it done in an hour for $400. I gave him an extra 100 out of sheer relief!
I have a tub/shower that needs to be snaked. Because of a recent spinal surgery I physically can't do it myself so I'm running the shower on grey water mode because I just can't see paying some RotoRooter guy 4-500 bucks to do something I can do myself in 20 mins

Oh I'm sure they would but calling someone you haven't talked to in 20 years and asking them to snake a drain for you would be a pretty azzhole move. It'll keep for another month🤷‍♂️

roto rooter was here yesterday taking care of a ground drain ( the neighbor's ash tree is having a banner year and the winds have been unfavorable ) plus servicing the sewer clean out . i'm saving my back for other stuff too
