I immediately objected, said i didn't call in a broken shower pan and that the shower pan wasn't broken. Most people don't appreciate what was about to happen when they say that, and I hate that they can get away with that bullshit.

Please enlighten those of us who don't know what was about to happen because we've never had such insurance.

At least for most Texas homeowners insurance policies, water damage caused by a broken shower pan is not covered (they call it homeowner neglect). Water damage caused broken or leaking pipes is covered.

I never mentioned or said broken shower pan, only a big leak into a closet and some sheetrock. The fact that the adjusted called and said he received a report about a broken shower pan tells me they are intentioally teeing it up for a denial.

If you ever have a water leak from a shower in Texas, never say the term "shower pan" when filing a claim. It might turn out to be the problem, but don't concede that before anything is inspected.

You should see the back, the greyhound makes sure that I'll never have a nice lawn so expectations are low. There's a literal track worn into the turf in the back.


Also it's early here. I haven't even mowed the front yet, probably need to this weekend. Been raining all week, so it's taken off. The horrible Bermuda grass that keeps invading hasn't even greened up yet.

Bloodgood or Emperor I are the default big red maples. I think Bloodgoods have been around longer, most of the big grand ol' red maples are Bloodgoods.

When you got a Bloodgood that good, grass is crass.

I think it needs a trim. Getting kind of wild in the sunward direction. Structure is developing nicely.

Can confirm. Emp 1 was bred off Bloodgood.

Emp 1 leafs our later and loses leaves later.
Bloodgood is slightly more heat tolerant (very slight).
Emp 1 often looks more dissected.
Emp 1 often looks more red and less burgundy.

BUT They can look very similar. I have an Emp 1 that looks very bloodgoody. Comes from an old wholesale grower that probably been breeding older stock. My other Emp is from Monrovia - very nice (overpriced) grower, and theirs is very very red.
