... you purchased a multi-million dollar condo in one your city's exclusive neighbourhoods and then the development company sells the first floor to some d-bag clothing company who blares bad techno music on large speakers outside the entrance??

Ha ha... oh man I would be so mad.

Welcome to Toronto.

I'd be really pissed. At myself.

Due diligence. It really pays off.

It's difficult to predict the future, sometimes.

Sucky situation for you, OP. If you can't get the landlord to not renew the lease for the clothing company, sell now, while you still can. Better yet, ask the owner/manager of the clothing company if they'd like to live where they work.

Oh, it wasn't me that purchased it. I'm saying it sucks for people who did.

They built this mid-rise in the heart of Toronto's upscale shopping district and they made the ground floor into Diesel's Canadian headquarters.

Agreed, but this sounded like pretty recent construction from the OP. I'd never invest $1 mil + in such a situation unless I had some pretty clear grasp on what could and could not be done in my building.

LV, where was the condo board on this? Sleeping?

All I can say is wow.. Can you imagine trying to sell in those conditions? I'd just tell the realtor to keep on driving if she pulled up to that place..

Two years ago my brother bought a 50% share of a two bedroom flat in London, the other half owned by the local council which he can purchase at a later date.
The neighborhood is in the vicinity of the London Olympic site and he figured with all of the revitalization going on in his neighborhood the property's value will increase, especially since the transportation network is being overhauled putting him only 10 minutes by train from Oxford Circus.
The local council have just approved for a needle exchange to be opened in the ground floor of his four story building, he's fucked!

It's the 100 Yorkville condo. I like what they've done with the building but the marketing is so tacky I would have never bought there even if I had the $. What do you expect from a project that sells $1,200/sf suites with names like Burberry, Vuitton, Prada, Armani...?
